“Another poon dream splintered on the rocks of reality.” --Peepod 07-25-2017

I’m working on a project in Greenville. The buildings are only around 5 years old. Completely declatting entire walls removing and resetting windows and doors. The maintenance man called me and asked me to come look at one of the small buildings across the street. We have not worked on yet… The balcony had dropped maybe 2". Removed a little siding and sheathing & went inside and cut the sheetrock to look at the attachment. Looks like our scope of work will be increasing… 4th of July some of my neighbors laughed at me. Our neighborhood clubhouse has a 50x100 deck. That overlooks the Cherry Grove Marsh. A lot of folks from the hood goes down and watches the fireworks show. I would not go on the deck. There was maybe 50-60 people on the deck. it was built in the late '70s.
Just something to think about when you go out on a balcony, deck or dock.

After the Surfside condos collapsed in FL, I bet there will be high rise condo units listed on the market for sale soon nationwide…

OTC,

Is the siding masonite? Also, are they condos or apartments?

RBF

No it’s Nichiha . Don’t know if I spelled it right. It’s a cement fiber board similar to Hardie board. I believe it’s manufactured in Japan. I don’t like it.
I think it’s a inferior. product.
These are apartments now. I imagine in the next couple years they will flip them and sell them as condos
.

We’ve already completely stripped these buildings and put them back together.

I wonder the depth the cantilever joists are set, and it seems like there would be some buckling inside the unit’s floor if the cantilever joists aren’t compromised with rot… Also seems like the cantilever joist/system would have considerable depth inside the unit since the balcony wasn’t supported underneath… Must be narrow balconies…

Thanks for posting, these types of things always get me intrigued… And no, I’m not changing my title to Master Carpenter…

Balconies are 2 ft wide. The counter levers 6 ft. But this poor attachment.

When you have Hispanic crews that you look out for. They do the same for you.

authentic Mexican food it’s hard to beat.

Can somebody explain to me the reason why it takes over 20 police officers after the after old boy is already been tased and put in the car to show up. Completely shut this man’s business down so I cannot get in and get fuel for my equipment for over an hour. 10 or 15 officers still standing around high-fiving and joking… what a freaking joke no wonder people talk trash about the police.
